The most expensive roofs on the market are is considered when the cost over the life of your home. Really!
We all want to believe that we can get 30 or 40 years of a new asphalt roof. After all, a 40 year shingle should be 40 years, isn't it? Isn't that what the warranty? Not so fast, my friend.
Trade magazines tell the story
He was surprised to find that trade magazines tell a different story. If you read carefully, you will discover is that the guarantees of asphalt shingles are marketing fodder and nothing more. This is something that companies of asphalt shingles have known for 15 years.
Article, "Refuge of the rain" in the May 2010 edition of the magazine Remodeler qualified makes this statement: "Eighty-five percent of the market is covered with asphalt shingles, so it is a very easy sale for which a contractor reroof with another asphalt roof only". The magazine goes on to say, "the roof of asphalt shingles average being replaced every seven to ten years and people in a House, the owners will replace their roof times two or three". (To read the full article, see below link to magazine qualified Remodeler. Both quotes can be found in the second paragraph.)
So let's do some calculations of asphalt
New roof today bought: $7.000,00
Roof repaired in 8 years: $1,000.00
Roof replaced at 10 years: $10.500,00 (with increase in price due to inflation)
Roof replaced in 20 years: $15.750,00 (with the increase of the price due to inflation)
Total expenses of 30 years: $34.250,00
He hopes to get more than seven years out of your asphalt roof, so we will use the 10-year-old number for replacement and see their true costs.
Now the math metal roof
Metal roof initial cost: $24.000,00
Available tax credits:-$1.500,00 (to qualify, the metal roof must be installed between 01 January 2009 and December 31, 2010).
Initial investment: $22.500,00
Saving on asphalt: $11.750.00
Average cost metal roofs tend to be about three times the cost of conventional asphalt roofs. The difference in cost much higher metal roofing, permanent materials is attributed to a cost ventilation systems, Subfloors of life and sealers along with an involved highly technical installation process that requires specialized knowledge and training to be installed metal roofing system. Metal roofs are tedious and time consuming to install. The average, metal roofs takes about three to four times more than install than a conventional roof.
With that said, if we run the numbers on metal roofs, they still have a different story.
So do not reflect previous tables it is truth that covers metal also provide measurable energy savings where asphalt provides none. Many owners report 20% saving costs cooling with aluminum roofs and see a reduction of 10% on heating costs. Drying the insulation in the attic through proper ventilation, heating bills were cut. Although a metal roof cost more at first, it will pay for itself by increasing the value of a building, providing remarkable energy savings and does not need to be replaced in 7-10 years. Metal roofing in fact 40 years ago and more there!
